NOTICE OF SALE OF REAL ESTATE

WHEREAS, by deed of trust dated April 16, 2004, of record in Book 13 at page 5383 in the Register's Office of Hickman County, Tennessee (the "Deed of Trust"), Amber M. Denson (aka Amber Denson) and husband, William Denson (collectively, the "Grantor"), conveyed the hereinafter-described real estate (the "Property") to Barney B. Regen, Trustee (the "Trustee"), to secure the payment of the indebtedness evidenced by a promissory note of even date therewith executed by Amber Denson and made payable to First Federal Bank, together with all renewals, extensions, and modifications thereof (collectively, the "Note"); and

WHEREAS, default has occurred in the payment of the Note and other provisions of the Deed of Trust have been violated, and First Federal Bank, the owner and holder of the Note, has declared the entire indebtedness due and payable, and has directed the Trustee to foreclose the Deed of Trust in accordance with the terms thereof;

THE PUBLIC IS HEREBY NOTIFIED that the Trustee will sell the Property at public auction to the highest and best bidder for cash at the south door of the Historic Hickman County Courthouse on the Public Square in Centerville, Tennessee, at the hour of 10:30 a.m. prevailing central time on Friday, September 28, 2018, in bar of the Grantor's right and equity of redemption, and subject, inter alia, to all liens, encumbrances, and other defects in title having priority or preference over the Deed of Trust; to the rights of tenants in possession (if any); and to all applicable and enforceable laws of governmental authorities having jurisdiction of the Property, whether or not such matters are disclosed by the public records of the county wherein the Property is located.

The Property is described in the Deed of Trust as follows:

Parcel 1: Lying and being situated in the Seventh Civil District of Hickman County, Tennessee, and being more particularly bounded and described as shown on the Tax Books as Map 059, Parcel 046.24.

Beginning at an iron pin in the Southwest corner of a new Tract #118, also the corner of the Shelton tract, as recorded in Deed Book 103, page 756 and the Gale tract, as recorded in Deed Book 42, page 343; thence North 18 degrees 30 minutes 25 seconds East 400.00 feet to the center of State Highway No. 48; thence with the centerline of State Highway No. 48, South 65 degrees 07 minutes East 70.00 feet; thence South 71 degrees 48 minutes East 95.19 feet; thence South 86 degrees 26 minutes East 73.54 feet; leaving State Highway No. 48 (prior deed states $8), South 09 degrees 43 minutes 56 seconds East 440.00 feet to an iron pin; thence North 74 degrees 35 minutes 45 seconds West 444.60 feet to the point of beginning, containing 3.06 acres, more or less, according to survey of James R. Jenkins, Tennessee License No. 215, dated January 28, 2001.

Restrictions: Said property is subject to restrictions contained in Miscellaneous Book 17, page 280, and to water line easement recorded in Deed Book 116, page 374 in the Register's Office of Hickman County, Tennessee.

Being the same property conveyed to Amber Denson by deed of Roger D. Farley, Sr. and wife, Carolyn A. Farley, as recorded in Book 13, page 5381 in the Register's Office of Hickman County, Tennessee.

Parcel 2: Lying in the Seventh Civil District of Hickman County, Tennessee, shown on the Tax Books as Map 059, Parcel 046.22, and more particularly bounded and described as follows:

New Tract #108: Beginning at an iron pin at the R.O.W. of Indian Hill Court being Jesse Hicks' Northwest corner, thence with the road, North 26 degrees 04 minutes 56 seconds West 42.65 feet to a point; thence with the cul-de-sac with a 50.0 foot radius to the left with a length of 157.08 feet to an iron pin; thence with new Tract #119, North 26 degrees 04 minutes 56 seconds West 111.66 feet to an iron pin; thence North 53 degrees 49 minutes 20 seconds East 582.34 feet to an iron pin; thence with Urban Kerr's property, South 03 degrees 44 minutes West 480.00 feet to an iron pin; thence with Jesse Hicks' property, South 78 degrees 26 minutes 10 seconds West 294.22 feet to the beginning, containing 3.16 acres, more or less, by James R. Jenkins Survey Company, James R. Jenkins, Tennessee Registered Land Surveyor #215, Box 34, Lyles Tennessee 37098, dated January 28, 2001.

Subject to restrictions in Miscellaneous Book 17, page 280 and Amendment to Restrictions in Miscellaneous Book 30, page 452, both recorded in the Register's Office of Hickman County, Tennessee.

Subject to a 50-foot public right-of-way for all roads and proposed roads as recorded in Deed Book 94, page 901 in the Register's Office of Hickman County, Tennessee.

Subject to a 25-foot powerline easement along both sides of all public roads as indicated in Deed Book 94, page 901 in the Register's Office of Hickman County, Tennessee.

Being the same property conveyed to Amber Denson by deed of Jesse Wipert (aka Jesse William Wipert) and wife, Darlene Wipert, dated and recorded February 21, 2001, at 3:46 p.m. in Book 5, at page 3579 in the Register's Office for Hickman County, Tennessee.

The street address of the Property does not exist, is not in common use, or is not available.

The portion of the Property described as New Tract #118 is believed to be identified as Map 059-00-046.24 on the Hickman County tax map, and the portion of the Property described as New Tract #108 is believed to be Map 59-00-046.22.

The right is reserved to adjourn the sale of the Property to another time and place without further publication upon announcement of such adjournment at the time and place set for the sale above, and the right is reserved to adjourn the sale of the Property to another time and place without further publication upon announcement of such adjournment at the time and place set for the adjourned sale; and the right is reserved to repeat this process from time to time until the Property is sold by the Trustee, or until the expiration of one (1) year following the originally scheduled date of sale, whichever occurs first.

The right is reserved to cancel the sale of the Property at the request of the secured creditor, and to re-advertise the Property for sale at a later date, without diminishing, impairing, or otherwise affecting the priority of the Deed of Trust as a lien on the Property.

If the highest bidder does not pay the bid price within twenty-four (24) hours of the sale, the right is reserved to sell the Property to the next highest bidder who is ready, willing, and able to purchase the Property for cash.

The record owner of the property is Amber M. Denson (also known as Amber Denson).

There is no record holder of any mortgage, deed of trust, or other lien which will be extinguished or adversely affected by the sale of the Property, and which mortgage, deed of trust, or lien, or notice or evidence thereof, was recorded in the public records of Hickman County, Tennessee, more than ten (10) days prior to the first advertisement or notice of sale, except Wilmington Savings Fund Society, FSB; Christiana Trust; Department of the Treasury, Internal Revenue Service; Republic Finance, LLC; Fairway Financial Services, Inc.; and Sanitation Board of Hickman County, a constituent of the Hickman County Government.

The Trustee is unaware of any other party whose rights will be adversely affected by the sale of the Property pursuant to this notice.

The Property is subject to the lien of the United States described in a notice of record in Book 25 at page 8817 in the Register's Office of Hickman County, Tennessee. The notice required to be given to the United States by 26 U.S.C. § 7425(b) has been given in the manner and within the time prescribed by law. The sale will be subject to the right of the United States to redeem the Property, as provided by 26 U.S.C. § 7425(d)(1).

The Trustee is considered a debt collector within the meaning of the Fair Debt Collection Practices Act. Accordingly, this notice is from a debt collector attempting to collect a debt and any information obtained will be used for that purpose.
