NOTICE OF SALE OF REAL ESTATE

WHEREAS, by deed of trust dated March 19, 2013, of record in Book 30 at page 5259 in the Register's Office of Hickman County, Tennessee (the "Deed of Trust"), Maggie Dee Walters and Marilyn Elaine Plunkett (collectively, the "Grantor") conveyed the hereinafter-described real estate (the "Property") to Barney B. Regen, Trustee (the "Trustee"), to secure the payment of the indebtedness evidenced by a promissory note of even date therewith executed by Maggie Dee Walters and made payable to First Federal Bank, together with all renewals, extensions, and modifications thereof (collectively, the "Note"); and

WHEREAS, default has occurred in the payment of the Note and other provisions of the Deed of Trust have been violated, and First Federal Bank, the owner and holder of the Note, has declared the entire indebtedness due and payable, and has directed the Trustee to foreclose the Deed of Trust in accordance with the terms thereof;

THE PUBLIC IS HEREBY NOTIFIED that the Trustee will sell the Property at public auction to the highest and best bidder for cash at the south door of the Historic Hickman County Courthouse on the Public Square in Centerville, Tennessee, at the hour of 10:30 a.m. prevailing central time on Wednesday, November 28, 2018, in bar of the Grantor's right and equity of redemption, and subject, inter alia, to all liens, encumbrances, and other defects in title having priority or preference over the Deed of Trust; to the rights of tenants in possession (if any); and to all applicable and enforceable laws of governmental authorities having jurisdiction of the Property, whether or not such matters are disclosed by the public records of the county wherein the Property is located.

The Property is described in the Deed of Trust as follows:

Lying in the First Civil District of Hickman County, Tennessee, and being more particularly bounded and described as shown on the Tax Books as Map 085, Parcel 005.01

Beginning on an iron stake on the West side of the CC Road and the North side of the drive 185 feet South of the original North boundary line; thence with the wire fence South 42 degrees West 221 feet to a white oak; thence south 89 degrees West 112 feet to a black oak; thence south 9 degrees West 255 feet to a post at the gate; thence south 41 degrees East 122 feet to a stake in the field; thence North 46 degrees 30 minutes East 266 feet to a white oak; thence North 58 degrees 30 minutes East 194 feet to a stake at the edge of the blacktop; thence North 39 degrees West 100 feet; North 25 degrees West 100 feet; North 18 degrees West 60.5 feet to the beginning, containing 2.29 acres, more or less.

Being the same property conveyed to Henry Herman Walters and wife, Maggie Dee Walters, by deed of James A. Hutchinson dated October 3, 1986, as recorded in Deed Book 81, page 59 and passing to Maggie Dee Walters as survivor at the death of Henry Herman Walters and by correction deed from James A. Hutchinson to Maggie Dee Walters dated April 22, 1992, and recorded April 27, 1992, at 8:34 a.m. in Deed Book 98, page 751; Maggie Dee Walters conveyed a one-half undivided interest to Marilyn Elaine Plunkett by deed dated and recorded August 16, 2007, at 2:51 p.m. in Book 21, page 5564 and correction deed from Marilyn Elaine Plunkett to Maggie Dee Walters conveying a life estate, dated January 25, 2010, and recorded January 28, 2010 at 10:20 a.m. in Book 25, page 545, all recorded in the Register's Office, Hickman County, Tennessee.

The street address of the Property is believed to be 2517 Grays Bend Road, Centerville, Tennessee, but such address is not part of the legal description by which the Property will be sold, and in the event of a discrepancy between the legal description and the street address, the legal description will control.

The Property is believed to be identified as Map 085-00-005.01 on the Hickman County tax map.

The Property is believed to be improved.

The right is reserved to adjourn the sale of the Property to another time and place without further publication upon announcement of such adjournment at the time and place set for the sale above, to adjourn the sale of the Property to another time and place without further publication upon announcement of such adjournment at the time and place set for the adjourned sale, and to repeat this process from time to time until the Property is sold by the Trustee, or until the expiration of one (1) year following the originally scheduled date of sale, whichever occurs first.

The right is reserved to cancel the sale of the Property at the request of the secured creditor, and to re-advertise the Property for sale at a later date, without diminishing, impairing, or otherwise affecting the priority of the Deed of Trust as a lien on the Property.

If the highest bidder does not pay the bid price within twenty-four (24) hours of the sale, the right is reserved to sell the Property to the next highest bidder who is ready, willing, and able to purchase the Property for cash.

The record owners of the property are Maggie Dee Walters and Marilyn Elaine Plunkett.

There is no record holder of any mortgage, deed of trust, or other lien which will be extinguished or adversely affected by the sale of the Property, and which mortgage, deed of trust, or lien, or notice or evidence thereof, was recorded in the public records of Hickman County, Tennessee, more than ten (10) days prior to the first advertisement or notice of sale.

The Trustee is unaware of any other party whose rights will be adversely affected by the sale of the Property pursuant to this notice.

The Trustee is considered a "debt collector" within the meaning of the Fair Debt Collection Practices Act. Accordingly, this notice is from a debt collector attempting to collect a debt and any information obtained will be used for that purpose.

WHEREAS, George E.
