NOTICE OF SALE OF REAL ESTATE

WHEREAS, by deed of trust dated April 16, 2004, of record in Book 13 at page 5383 in the Register's Office of Hickman County, Tennessee (the "Deed of Trust"), Amber M. Denson (aka Amber Denson) and husband, William Denson (collectively, the "Grantor"), conveyed the hereinafter-described real estate (the "Property") to Barney B. Regen, Trustee (the "Trustee"), to secure the payment of the indebtedness evidenced by a promissory note of even date therewith executed by Amber Denson and made payable to First Federal Bank, together with all renewals, extensions, and modifications thereof (collectively, the "Note"); and

WHEREAS, default has occurred in the payment of the Note and other provisions of the Deed of Trust have been violated, and First Federal Bank, the owner and holder of the Note, has declared the entire indebtedness due and payable, and has directed the Trustee to foreclose the Deed of Trust in accordance with the terms thereof;

If the highest bidder does not pay the bid price within twenty-four (24) hours of the sale, the right is reserved to sell the Property to the next highest bidder who is ready, willing, and able to purchase the Property for cash.

The record owner of the property is Amber M. Denson (also known as Amber Denson).

There is no record holder of any mortgage, deed of trust, or other lien which will be extinguished or adversely affected by the sale of the Property, and which mortgage, deed of trust, or lien, or notice or evidence thereof, was recorded in the public records of Hickman County, Tennessee, more than ten (10) days prior to the first advertisement or notice of sale, except Wilmington Savings Fund Society, FSB; Christiana Trust; Department of the Treasury, Internal Revenue Service; Republic Finance, LLC; Fairway Financial Services, Inc.; and Sanitation Board of Hickman County, a constituent of the Hickman County Government.

The Trustee is unaware of any other party whose rights will be adversely affected by the sale of the Property pursuant to this notice.

The Property is subject to the lien of the United States described in a notice of record in Book 25 at page 8817 in the Register's Office of Hickman County, Tennessee. The notice required to be given to the United States by 26 U.S.C. § 7425(b) has been given in the manner and within the time prescribed by law. The sale will be subject to the right of the United States to redeem the Property, as provided by 26 U.S.C. § 7425(d)(1).

The Trustee is considered a debt collector within the meaning of the Fair Debt Collection Practices Act. Accordingly, this notice is from a debt collector attempting to collect a debt and any information obtained will be used for that purpose.
