NOTICE OF SALE OF REAL ESTATE
WHEREAS, by deed of trust dated September 30, 2016, of record in Book 35 at page 5123 in the Register's Office of Hickman County, Tennessee (the "Deed of Trust"), Gloria B. Reece (the “Grantor”) conveyed the hereinafter-described real estate (the "Property") to Barney B. Regen, Trustee (the “Trustee”), to secure the payment of the indebtedness evidenced by a promissory note of even date therewith executed by the Grantor and made payable to First Federal Bank, together with all renewals, extensions, and modifications thereof (collectively, the "Note"); and
WHEREAS, default has occurred in the payment of the Note and other provisions of the Deed of Trust have been violated, and First Federal Bank, the owner and holder of the Note, has declared the entire indebtedness due and payable, and has directed the Trustee to foreclose the Deed of Trust in accordance with the terms thereof;

Beginning at an iron stake in the West margin of State Highway #100, Bryants’s North corner, runs thence with Bryant North 71-1/2 degrees West 22-1/4 poles; thence North 5-1/2 degrees East 11 poles 6 feet to an iron stake; thence South 80-1/2 degrees East 12 poles to the West margin of said Highway #100; thence with the same south 177 feet to the beginning.
Being the same property conveyed to Gloria B. Reese by deed from Danny James Hudgins, Denise Hudgins, Daniel James Hudgins and Helen Hudgins (aka Helen Irene Hudgins) dated September 30, 2016, of record in Book 35 at page 5120 in the Register’s Office for Hickman County, Tennessee.
Restriction: The above real estate is subject to the following restrictions: “It is further agreed and understood and in consideration of mutual agreement and restrictions in lands sold off and to be sold off on this tract in this location, the same being in each deed, that this premises nor any part hereof shall be used for the sale of alcoholic beverages of any percentage content, and the same is hereby prohibited and may be enjoined by any person in this tract or with the same stipulation in their deed… There is reserved the right to have a drain from the remainder of this (Mrs. Tom Mays) property to the property herein conveyed which shall not be changed in any way to interfere with free flow therefrom or to cause the same to back up into my (Mrs. Tom Mays) basement”
The street address of the Property is believed to be 1581 Highway 100, Centerville, Tennessee, but such address is not part of the legal description by which the Property will be sold, and in the event of a discrepancy between the legal description and the street address, the legal description will control.
The Property is believed to be identified as Map 084-00-017.00 on the Hickman County tax map.
The Property is believed to be improved.

There is no record holder of any mortgage, deed of trust, or other lien which will be extinguished or adversely affected by the sale of the Property, and which mortgage, deed of trust, or lien, or notice or evidence thereof, was recorded in the public records of Hickman County, Tennessee, more than ten (10) days prior to the first advertisement or notice of sale.
The Trustee is unaware of any other party whose rights will be adversely affected by the sale of the Property pursuant to this notice except Harry Thomas Bankston, Marilee Henderson Dye, Cynthia Lee Roberts, The Combat Veterans Motorcycle Association, Chapter TN 18-1.
The Trustee is considered a “debt collector” within the meaning of the Fair Debt Collection Practices Act. Accordingly, this notice is from a debt collector attempting to collect a debt and any information obtained will be used for that purpose.
