Notice is hereby given that on the 30th day of January, 2015, Letters Testamentary (or Letters of Administration) in respect to the estate of MATTIE P. CAGLE, who died January 24, 2015, were issued to the undersigned by Probate Court of Hickman County, Tennessee.

All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file same with the Clerk of the above named court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claim will be forever barred.

(1) (A) Four (4) months from the date of the first publication of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication; or

(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication as described in (1)(A); or

(2) Twelve (12) months from the decedent’s date of death.

The address of the above-described property is believed to be 2059 Hwy 48 South, Hickman County; but such address is not part of the legal description of the property sold herein, and in the event of any discrepancy, the legal description herein shall control.

Pursuant to T.C.A. 35-5-104, other parties that may have an interest in the tract of land herein described are the following:

1. Hickman County Trustee through unpaid county taxes assessed as tax map 173, parcel 10.05, for 2014 in the amount of $81.00; and for 2013 in the amount of $97.00, plus penalty and interest.

2. Hickman County Clerk & Master through unpaid county taxes assessed as tax map 173, parcel 10.05, for 2012 in the amount of $263.32, plus penalty and interest.

The sale will be made free from the equity of redemption, homestead, dower and all other rights and exemptions, which were expressly waived under said deed of trust.

Trustee will convey all his right, title and interest, but without warranties of title. The sale will be made subject to any and all encumbrances, including but not limited to unpaid taxes; and I will sell and convey as Trustee and not otherwise.

PUBLIC HEARING

A public hearing will be held before the County Commissioners for Hickman County, Tennessee, on Monday, February 23, 2015, at 6:30 p.m. at the Hickman County Justice Center, Centerville, Tennessee.

This hearing is to invite public comment on the following:

A request, from Stephen J. Roberson, to rezone a 3.33 acre property located at 10930 Spencer Mill Road, in Bon Aqua, TN, from A-1 (Agricultural-Forestry District) to C-1 (General Commercial District). Map 017, Parcel 005.01. New owner has been closed for over 12 months.
