NOTICE OF SALE OF REAL ESTATE



WHEREAS, on September 21, 2012, by Deed of Trust in the
Register’s Office of Hickman County, Tennessee, in Book 29, Page 8052, JASON L.
MORRIS and RINA VELTRI, conveyed to Ramsey, Thornton & Barrett, PLC,
Trustee, the hereinafter described real estate to secure the payment of
promissory note of even date therewith payable to the order of HUGH FRENCH, in
the original principal amount of ONE HUNDRED FIFTY THOUSAND FIVE HUNDRED AND
00/100 DOLLARS ($150,500.00); and



WHEREAS, said Deed of Trust was modified by Modification
Agreement dated October 7, 2014, and of record in Book 32, Page 7575, in the
Register’s Office of Hickman County, Tennessee; and



WHEREAS, default has been made in the payment of said
indebtedness and other provisions of the Deed of Trust have been violated, and
HUGH FRENCH, the holder of the said indebtedness, has declared the entire
amount of the note due and payable as provided in said Deed of Trust and the
Trustee has been directed to foreclose the Deed of Trust in accordance with the
terms thereof, the public is hereby notified that the Trustee or its designated
agent will sell the hereinafter described real estate at Public Auction, to the
highest and best bidder, for cash in hand, at the Hickman County Courthouse in
Centerville, Tennessee, at the hour of 10 a.m.., Uniform Standard Time, on
April 14, 2015; said property to be sold in bar of the right of redemption and
subject to the lien of all special assessments against the property. The street
address of the property is 1992 Highway 100, Centerville, TN 37033, and is more
particularly described as follows:



Lying and being in the First Civil District of Hickman County,
State of Tennessee, and being more particularly described as follows:



TRACT 1: BEGINNING on a power pole in the south margin of
Highway 100, the northeast corner of this tract and the northwest corner of
Coleman; thence with the west boundary of Coleman, South 3 degrees 27 minutes
46 seconds East 524.19 feet to a 18 inch red oak, Coleman’s southwest corner
and the northwest corner of Dotson; thence with the west boundary of Dotson,
South 3 degrees 09 minutes 07 seconds East 284.89 feet to a steel fence post in
the east boundary of White; thence on a new line, North 19 degrees 50 minutes
59 seconds West 753.12 feet to a point in the south margin of Highway 100;
thence with the south margin of said road, North 64 degrees 31 minutes 06
seconds East 230.86 feet to the point of beginning, containing 2.00 acres, more
or less, by survey of J.S. Brenner, TN R.L.S. No. 980, dated October 29, 1993.



TRACT 2: BEGINNING on a power pole in the south margin of
Highway 100, some 41 feet from centerline, the northwest corner of this tract
and the northeast corner of Gilliam; thence with the south margin of said road,
North 64 degrees 31 minutes 06 seconds East 150.00 feet to a point; thence
leaving said road and on a new line, South 19 degrees 31 minutes 06 seconds
East 753.12 feet to a steel fence post in the east boundary of White; thence with
the east boundary of White, North 31 degrees 16 minutes 41 seconds West 537.28
feet to a steel fence post, the southeast corner of Gilliam; thence with the
east boundary of Gilliam, North 31 degrees 16 minutes 48 seconds West 216.05
feet to the point of beginning, containing 1.29 acres, more or less, by survey
of J. S. Brenner, TN R.L.S. No. 980, dated October 29, 1993.



Being the same property conveyed to Jason L. Morris and Rina
Veltri, as joint tenants with common law rights of survivorship, by deed from
Hugh French, unmarried, dated September 21, 2012, and of record in Book 29,
Page 8049, in the Register’s Office of Hickman County, Tennessee. Mary Lou
French Mahaffey joined in said conveyance for the purpose of conveying all
right, title and interest she might have in and to said property by reason her
life estate interest granted in Book 19, Page 7669, in the Register’s Office of
Hickman County, Tennessee.



OTHER INTERESTED PARTIES: NONE



This is an attempt to collect a debt, and any information
obtained will be used for that purpose.



Said sale will be subject to all unpaid taxes, and governmental
zoning and subdivision ordinances in effect on the day of sale, and to any
restrictions, easements and other encumbrances of record, and other superior
matters of record which may affect said property; as well as any prior liens or
encumbrances as well as priority created by a fixture filing; and/or any matter
that an accurate survey of the premises might disclose.



Said Deed of Trust recites title as unencumbered, except as
noted herein, but sale will be made as Trustee only, without covenants of
seizin or warranties of title.



The sale will be conducted subject to confirmation that the
sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation
and audit of the status of the loan with the holder of the Deed of Trust.



The right is reserved to adjourn the day of the sale to another
day, time and place certain without further publication, upon announcement at
the time and place for the sale set forth above.



The failure of any high bidder to pay the purchase price and
close the sale shall, at the option of the Trustee, be cause for rejection of
the bid, and if the bid is rejected, the Trustee shall have the option of
making the sale to the next highest bidder who is ready willing, and able to
comply with the terms thereof. The proceeds derived from the sale of the
property will be applied as provided in said Deed of Trust. Announcement made
on the day of the sale will supersede the terms and provisions of any printed
announcement of sale.
