NOTICE OF SALE OF REAL ESTATE



WHEREAS, by deed of trust dated February 23, 2007, of record in
Book 20 at page 2354 in the Register's Office of Hickman County, Tennessee (the
"Deed of Trust"), William Phillip Brunell (also known as William
Brunell) and wife, Gloria S. Brunell (also known as Gloria Brunell)
(collectively, the “Grantor”), conveyed the hereinafter-described real estate
(the "Property") to Barney B. Regen, Trustee (the “Trustee”), to
secure the payment of the indebtedness evidenced by a promissory note of even date
therewith executed by the Grantor and made payable to First Federal Bank,
together with all renewals, extensions, and modifications thereof
(collectively, the "Note"); and



WHEREAS, default has occurred in the payment of the Note and
other provisions of the Deed of Trust have been violated, and First Federal
Bank, the owner and holder of the Note, has declared the entire indebtedness
due and payable, and has directed the Trustee to foreclose the Deed of Trust in
accordance with the terms thereof;



THE PUBLIC IS HEREBY NOTIFIED that the Trustee will sell the
Property at public auction to the highest and best bidder for cash at the south
door of the Historic Hickman County Courthouse on the Public Square in
Centerville, Tennessee, at the hour of 10:30 a.m. prevailing central time on
Wednesday, April 12, 2017, in bar of the Grantor’s right and equity of
redemption, and subject, inter alia, to all liens, encumbrances, and other
defects in title having priority or preference over the Deed of Trust; to the
rights of tenants in possession (if any); and to all applicable and enforceable
laws of governmental authorities having jurisdiction of the Property, whether
or not such matters are disclosed by the public records of the county wherein
the Property is located.



The Property is described in the Deed of Trust as follows:



Property located in Hickman County, Tennessee, beginning on a
stake in the center of Brushy Road, runs thence South 2-1/2 degrees West 2310
feet; thence North 87-1/2 degrees West 50 feet; thence North 36 degrees 20
minutes 51 seconds West 1399.64 feet; thence North 38 degrees East 94 feet with
Brushy Road; thence North 56-1/2 degrees East 100 feet; thence North 59-1/2
degrees East 371.5 feet; thence North 41-1/2 degrees East 700 feet; thence
North 36 degrees East 290 feet to the beginning, containing 25 acres, more or
less. Being the same property found at Tax Map 165, a portion of parcel 01610.



Being the same property conveyed to William P. Brunell from
Leslie W. O’Neal by Warranty Deed dated July 10, 1994, and recorded in Deed
Book 107, Page 106, Register of Deeds for Hickman County, Tennessee.



The street address of the Property is believed to be 1957
Brushy Road, Centerville, Tennessee, but such address is not part of the legal
description by which the Property will be sold, and in the event of a
discrepancy between the legal description and the street address, the legal
description will control.



The Property is believed to be identified as Map 165, a portion
of Parcel 01610 on the Hickman County tax map.



The Property is believed to be improved.



The right is reserved to adjourn the sale of the Property to
another time and place without further publication upon announcement of such
adjournment at the time and place set for the sale above, and the right is
reserved to adjourn the sale of the Property to another time and place without
further publication upon announcement of such adjournment at the time and place
set for the adjourned sale; and the right is reserved to repeat this process
from time to time until the Property is sold by the Trustee, or until the
expiration of one (1) year following the originally scheduled date of sale,
whichever occurs first.



The right is reserved to cancel the sale of the Property at the
request of the secured creditor, and to re-advertise the Property for sale at a
later date, without diminishing, impairing, or otherwise affecting the priority
of the Deed of Trust as a lien on the Property.



If the highest bidder does not pay the bid price within
twenty-four (24) hours of the sale, the right is reserved to sell the Property
to the next highest bidder who is ready, willing, and able to purchase the
Property for cash.



The record owners of the Property are William P. Brunell and
wife, Gloria Brunell, and Peggy Cook and husband, Tom Cook.



There is no record holder of any mortgage, deed of trust, or
other lien which will be extinguished or adversely affected by the sale of the
Property, and which mortgage, deed of trust, or lien, or notice or evidence
thereof, was recorded in the public records of Hickman County, Tennessee, more
than ten (10) days prior to the first advertisement or notice of sale.



The Trustee is unaware of any party whose rights will be
adversely affected by the sale of the Property pursuant to this notice except
Peggy Cook, Tom Cook, Jerry O’Neal, Dwight O’Neal, Erica Brown, Kayla O’Neal,
Nancy Rhodes, and any unknown heirs or devisees of Leslie W. O’Neal.



The Trustee is considered a “debt collector” within the meaning
of the Fair Debt Collection Practices Act. Accordingly, this notice is from a
debt collector attempting to collect a debt and any information obtained will
be used for that purpose.
