SUBSTITUTE TRUSTEE’S SALE



Default having been made in the terms, conditions, provisions
and payments made and provided for in a Deed of Trust dated December 12, 1995,
executed by Clinton Lemoine, to Andy T. Griggs, Trustee, and recorded in Book
137, Page 343, Register’s Office for Hickman County, Tennessee, to secure the
indebtedness therein described, and the entire indebtedness having been called
due and payable as provided in said deed of trust, and said payment not having
been made, and the lawful Attorney-In-Fact and Servicer of said indebtedness
having appointed the undersigned, David G. Mangum, as substitute trustee by
written instrument dated March 30, 2015, recorded in Book 33, Page 2458, in the
above mentioned Register’s Office, notice is hereby given that I, the undersigned
substitute trustee, or my designated agent, under the power and authority
vested in me by said deed of trust, and having been requested to do so by the
lawful owner and holder of said debt, will on Monday, May 11, 2015 at 3:45 p.m.
at the front door of the Hickman County Courthouse located in Centerville,
Tennessee, sell at public outcry to the highest and best bidder for cash, free
from the equity of redemption, homestead and dower, and all other exemptions
and rights of every kind, all of which are expressly waived in said deed of
trust, the following described tract or parcel of land more particularly

Lend In the 2nd Civil District of Hickman County, Tennessee,
being part of that certain 25 acres, more or less, tract, hereinafter referred
to as said 25 acre tract, which was conveyed to William Williams and wife, et
al., by deed from Franklin Jefferson Malone, Ill, recorded in Deed Book 46, at
page 350 in the Register’s Office for said County, described according to a
survey made by Gregory Underwood, Registered Lend Surveyor, Tennessee No. 1299,
as follows and shown on the Tax Books as Map 037, parcel 007.16.



In order to determine the True Point of Beginning, begin in the
center of Oak Springs Road at (1) the most northerly corner of said 25 acre
tract and (2) a corner of that certain 30 acre tract which was conveyed to
Bruce Tennyson and wife, by deed from Franklin Jefferson Malone, Ill, recorded
in Deed Book 46 at page 260 In said Register’s Office; thence with the center
of Oak Springs Road South 40 deg. 05 min. West 458.78 feet and South 28 deg. 16
min. West 212.25 feet; South 4 deg. 40 min. West 220.20 feet and South 13 deg
40 min. East 153.08 feet to the True Point of Beginning; thence from the True
Point of Beginning and leaving Oak Springs Road, South 82 deg. 13 min. East,
passing the easterly margin of Oak Springs Road at 37.0 feet and then passing the
center of Pin Oak Road at 195 feet, more or less, a total distance of 1,652.31
feet to the easterly line of said 25 acre tract and the center, more or less,
of a gas transmission line easement; thence with the easterly line of said 25
acre tract and the center, more or less, of said gas transmission line
easement, South 36 deg. 58 min. West 150.0 feet to the Southeast corner of said
25 acre tract; thence with the Southerly line of said 25 acre tract, North 83
deg. 29 min. West, passing the center of Pin Oak Road at 1,403 feet, more or
less, and then passing the easterly margin of Oak Springs Road at 1,428.54
feet, a total distance of 1,453.54 feet to the center of Oak Springs Road;
thence with the center of Oak Springs Road North 31 deg. 26 min. West 199.22
feet to the True Point of Beginning, containing 5.09 acres, more or less.

BEING the same property conveyed to Clinton Lemoine by Order
Redeeming Land From Tax Sale of record in Book 32, Page 400, said Register’s
Office. See also Decree Confirming Sale of record in Book 31, Page 9982, said

ALSO BEING the same property conveyed to Clinton Lemoine by
quitclaim deed from Elizabeth Lemoine of record in Book 112, Page 199, said
Register’s Office.



AND ALSO BEING the same property conveyed to Clinton Lemoine
and Elizabeth Lemoine, as joint tenants with right of survivorship of record in
Book 94, Page 29, said Register’s Office.

The failure of any high bidder to pay the purchase price and
close the sale shall, at the option of the Substitute Trustee, be cause for
rejection of the bid, and, if the bid is rejected, the Substitute Trustee shall
have the option of making the sale to the next highest bidder who is ready,
willing, and able to comply with the terms thereof. The proceeds derived from
